Behind the Build at Greenwood Park, Wynyard

Published: 10th October 2026

Hard hats on at Greenwood Park

On Saturday 10 October we pulled on hard hats and hi-vis to join Wynyard Homes for their Behind-the-Build event at Greenwood Park, on the Wynyard Estate near Stockton-on-Tees.

Unlike a traditional open day, visitors walked the site with the Wynyard team and looked inside homes still under construction. Afterwards it was back to the sales office for a glass of bubbly and a look at the floor plans.

Days like this are one of the best parts of the job. They also make us better at what we do for the people buying these homes.

About Greenwood Park

Greenwood Park is a collection of luxury three-bedroom detached bungalows on the western side of the Wynyard Estate. The estate is surrounded by 885 acres of mature woodland, with Wynyard Village a short walk away.

Who Wynyard Homes are

Wynyard Homes is an award-winning North East housebuilder, formed in 2016. They’re known for choosing great locations and finishing homes to a high specification, with quality craftsmanship and a contemporary feel.

Their developments stretch from the Northumberland coast to North Yorkshire villages. Alongside Greenwood Park, they include The Fairways in Alnwick, Highgate Meadows near Hartlepool and Copperfield Park at Middleton Tyas.

We’re proud to work alongside Wynyard Homes as one of their mortgage partners.

Why we get out on site

Buying a new build isn’t the same as buying a second-hand home, and the mortgage side is different too. Seeing the build first-hand helps us get the details right for our clients.

  • Timing matters. Most mortgage offers last around six months. Knowing where a home is in the build helps us line the offer up with the expected completion date.
  • Reservation deadlines are tight. Developers usually want your mortgage moving within weeks of reserving. Knowing the sales team means fewer delays and quicker answers.
  • We can explain what you’re buying. Walking the plots, seeing the layouts and the specification means we talk to clients from real knowledge, not a brochure.
  • Relationships smooth the process. When the developer, solicitor, lender and broker all know each other, problems get solved faster.

How we help Wynyard Homes buyers

As new build mortgage specialists across the North East and Yorkshire, we look after the whole journey, not just the application.

  1. Before you reserve – we check what you can borrow, so you can reserve with confidence.
  2. If you’re moving or downsizing – many bungalow buyers are selling a family home first. We help line up the sale, the mortgage and the build completion, including borrowing that runs into retirement.
  3. After you reserve – we find a lender that suits your circumstances and the build timeline, and keep things moving to meet the developer’s deadlines.
  4. Through the build – we keep in touch with the sales team, your solicitor and the lender, and act early if completion dates move.
  5. Protecting your new home – we can review life cover and income protection, so the home is protected as well as financed.
  6. After you move in – we stay in touch and review your mortgage before your deal ends.
